When it's an emergency vs. when it can wait
A tank that's actively leaking, spraying water, or has flooded the floor is an emergency — shut off the cold-water supply valve at the top of the heater and call right away. The same goes for any gas smell, a relief valve that keeps discharging, or scalding-hot or rust-colored water. Running cold for a day on an electric unit is less urgent, but a burst 40- or 50-gallon tank can put dozens of gallons on your floor fast, so don't sit on it.
What to do before we arrive
For a leaking tank, turn off the cold-water inlet valve to stop more water from entering, then kill the power: flip the breaker for an electric heater or turn the gas control to 'off' on a gas unit. If you can do it safely, attach a garden hose to the drain valve and run it to a floor drain or outside to keep water off your floor. Move anything valuable out of the way nearby — and leave the rest to us so nobody gets burned or shocked.
Repair or replace — the honest call
If your heater is roughly eight to twelve years old and the tank itself is leaking, replacement is almost always the right move, because a corroded tank can't be patched. A bad thermostat, heating element, gas valve, thermocouple, or anode rod on a newer unit is usually a worthwhile repair.
